    Selecting and Supporting Market Adjustments is for the residential real property appraiser who wants to be at the forefront of the industry. Making proper adjustments is a vital component of an appraiser's scope of work, and as an appraiser you must be able to defend the adjustments you make. Therefore, this course is designed to demonstrate the best techniques for making and pulling your adjustments right out of the market.


    We are going to look at adjustments, as well as the support you’ll need for them. When you support your adjustments, you run a lot smaller risk of getting “that letter” from the state, or being a defendant in a lawsuit.

    We look at a statistics to help determine when and if an adjustment is market-oriented. You’ll be amazed to find that, even when they come directly from market data, that does not necessarily make them reasonable.

    Bryan S. Reynolds is a KY/TN Certified General Real Property Appraiser, a registered agent with the TN State Board of Equalization and an AQB Certified USPAP Instructor. He has testified and appeared in various courts, planning and zoning boards as both an expert and as an agent making valuation arguments before local and state hearing officials and Administrated Law Judges. He was one of two appraisers chosen by the Commonwealth of Kentucky to attend an invitation only Level One Investigator Training and sent by Tennessee for Level Two Investigator Training presented by The Appraisal Foundation/AARO. He also serves as a contract Investigator of the State of Tennessee.


    Reynolds is the owner of Bryan S. Reynolds & Associates, Reynolds Appraisal Service. He provides various educational offerings, mentoring, residential and commercial valuation services, consulting and litigation support services throughout the region as well as being available for lectures and is well known for his Think Outside the "Check" Box approach.

    Hal Humphreys is founder/lead investigator of [FIND] Investigations, a PI agency in Nashville, TN.


    Mr. Humphreys is a Certified General Real Estate Appraiser,  A Certified Fraud Examiner, and a licensed private investigator.


    He serves as a hearing officer for the Davidson County Board of Equalization and is a contract investigator for the State of Tennessee Department of Commerce and Insurance.

    • How long will it take to complete a course?

    Our courses were designed to meet or exceed the minimum clock hours of instruction required by state laws. In many cases students can complete meet their entire continuing education requirements in a single day; this is especially helpful if your license has already expired and you cannot find a convenient continuing education seminar!

    • After I have paid, will I have to wait before I can take the course?

    You are granted immediate access to your class once you have completed the payment process. After payment you will immediately be emailed a username and password to log in.

    • Do I have to finish the course all at once?

    No. You can log back into your course and pick up where you last left off at any time. You may log in and out of your course any time of the day by going to the LOGIN page.


    • Will I receive proof that I took this course to send in with my license renewal?

    Yes. When you complete your course and examination you will be able to download and print your certificate of completion. Record the provided information for later use on your license renewal forms.
