This course was created to provide a broad review of basic techniques and procedures for measuring single-family residential dwellings. Specifically, it will identify ways in which square footage numbers reported by various sources impact home values. It's designed to provide a consistent means of calculating and communicating the living area of a house among real estate professionals based on the ANSI standard.

Appraiser’s Guide to Covering Your Appraisals is a course designed for use by real property appraisers, financial institutions, underwriters, AMC personnel, and regulatory entities.
The focus of the course is to bring awareness of the many common mistakes appraisers make that often lead to disciplinary action to the practicing appraiser and other users of appraisal services. This course is primarily targeted toward residential real property appraisers; however, it does apply to both residential and commercial appraisers alike.
In summary, this course highlights errors and non-compliance issues with USPAP found in regulatory reviews and investigations as well as other common appraisers’ blunders.

Selecting and Supporting Market Adjustments is for the residential real property appraiser who wants to be at the forefront of the industry. Making proper adjustments is a vital component of an appraiser's scope of work, and as an appraiser you must be able to defend the adjustments you make. Therefore, this course is designed to demonstrate the best techniques for making and pulling your adjustments right out of the market.
We are going to look at adjustments, as well as the support you’ll need for them. When you support your adjustments, you run a lot smaller risk of getting “that letter” from the state, or being a defendant in a lawsuit.
We look at a statistics to help determine when and if an adjustment is market-oriented. You’ll be amazed to find that, even when they come directly from market data, that does not necessarily make them reasonable.

The purpose of this course is to introduce participants to the fundamental techniques of direct capitalization, and to support the mechanics of capitalization with an examination of the market factors that influence both the performance and value of income property. Specifically, it is a learn-by-doing study. Those who are not experienced in the analysis of income-producing property will learn the fundamentals which serve as a stepping stone to more in-depth studies.
By the conclusion of the study, students will be able to perform well-reasoned analysis of income properties; understand gross income, expenses, and NOI; understand how to apply the direct capitalization process in light of actual market activity; and form a reliable conclusion as to value and performance of the property.

Bryan S. Reynolds is a KY/TN Certified General Real Property Appraiser, a registered agent with the TN State Board of Equalization and an AQB Certified USPAP Instructor. He has testified and appeared in various courts, planning and zoning boards as both an expert and as an agent making valuation arguments before local and state hearing officials and Administrated Law Judges. He was one of two appraisers chosen by the Commonwealth of Kentucky to attend an invitation only Level One Investigator Training and sent by Tennessee for Level Two Investigator Training presented by The Appraisal Foundation/AARO. He also serves as a contract Investigator of the State of Tennessee.
Reynolds is the owner of Bryan S. Reynolds & Associates, Reynolds Appraisal Service. He provides various educational offerings, mentoring, residential and commercial valuation services, consulting and litigation support services throughout the region as well as being available for lectures and is well known for his Think Outside the "Check" Box approach.
